Hello Simmy. Really appreciate your feedbacks, looks like I need to adjust my criteria to be more realistic. 

Hi Everyone,

My name is Dennis Lee, and I'm a newbie investor in Atlanta. Following BRRRR's advice, I'm looking for partnerships with top-notch realtors, property managers, contractors, and lenders to form a solid team. The criteria I'm looking for are as follows:

  •  Cash offer
  • Distressed property (personal/property distress)
  • Budget before rehab: $250-300k
  • Budget for rehab: $50k
  • After Repair Value (ARV): $400k+
  • House Type: Single Family/Multi-unit/Townhouse (Rental Available)
  • House specs: 3B3B, 1900+ sqft, 2 car garage
  • Location: Duluth, Sandy Springs, Dunwoody, Peachtree Corner, Brookhaven, Decatur (Near Emory), Vinings
  • Near hospital, nice neighborhood, above-average school district score
