We are ATL based, and can certainly help you with the financing piece; however, you're going to have to significantly relax your buy-box parameters, as you'll be waiting a long time for exactly what you are looking for, lol. What you are looking for is a unicorn deal, and even if they do come available, the experience investors will gobble them up in minutes.
