I need some advice an owner wants to sell a newly builded duplex the original property was a mobile home which he demolish and build the duplex. He is currently waiting on the certificate of occupancy I was thinking to use this property as a house hack or just rent out both sides. Do I use Hard money to buy it cash then refinance after six months or go the convention route? I can get $4200 in rent if both side are rented asking price $390k its a off market.

I am looking to invest in St. Louis for MTR for travel nurses and other professionals. Is there any investors that have properties in St. Louis that is seeing 10-14% CoC RIO in this market? I am thinking of getting a 4plex any information is greatly appreciated.

Is it worth it? Unknown, without knowing your goals and seeing the deal. Seller financing can be great way for the owners to avoid a massive tax bill, but still give them passive income. Find out what they need, then help them.

Thanks for advice I have talking to the owner on a daily basis and asking about how he is doing and offering help with asking about the property. Since then he sent me two more additional properties he will to sell.

I am a new investor in Panama City Beach I was doing drive for deal and came across an owner wanting to sell. I reach out only to find out the owner just pass way from heart attack is partner in the deal want to sell two of the beach properties they own. When I spoke to him he as no interest in real estate he also let me know that family members are fighting over the control of the properties. I wanted to do owner financing on this deal but since the owner pass away and the partner acting as the middleman which way would be best to get this deal done or is it even worth the trouble.
