@Odie Ayaga so in your opinion, would it make more sense to put a cash down payment, borrow the balance from the HML, use the remaining cash for the rehab and payback the loan after resale?

Would I need to have other assets to qualify for the loan or is the lien usually enough?

@Odie Ayaga my partner and I are looking to purchase a property with cash. He has cash available to him and I'm trying to find a way to fund my portion of the purchase/rehab.

So how would I go about acquiring an HML? Would the property I'm investing in be considered the collateral? What if I have a partner who is funding half of the purchase and only require the HML to fund half of the cost?

I am looking to get started on real estate investing but I lack the capital to get started. I currently "own" two properties (a rental property and a primary residence) which both have a mortgage with built-up equity. Would these properties be considered as collateral to a Hard Money Lender?
