Congrats!!

Great post! My wife & I just got prequalified for his & hers mortgages for our first two properties. Headed out today to see a couple of my potentials.

Welcome!! I’m out in western Chester County myself.

Unless you are living in one unit & going with a FHA loan, I don’t think you will be able to put down less than 20%.

I’ve yet to tour any properties but have detailed expenses, rent roll, leases, repair breakdowns, etc on several places. Even had a listing agent negotiate a price on a portfolio of properties with me via text message. Just ask!!!

It will be tough to find a duplex that lets you live rent free by house hacking. You need to find a really good deal or find a triplex.

Your MIL would be better served spending the $100k on a down payment for another project. You will never get the value back in increased rents.

Ryan, I'm also from Downingtown and would like to chat some time. Let me know. As to your question, I've looked there as well and even with the higher taxes & poor school system there looks to be a lot of solid investment properties.
