I dont think you can get financing without employment.

I usually just take a super soaker full of White Claw and just blast everything really well.

Shouldn't have a problem living in your own house, even non conforming. If your serious about maximizing your income and being your own boss do short term rentals on your bottom units. Should accelerate things but its alot more work. In the summer 4k per unit each month is not unrealistic.

I've had airbnb tenants mention the Minneapolis tourism bureau recommended AirBnb's by lake of the isles so I'm not sure how hard anyone's pushing to get rid of it here.
