First time posting on cozy.  When you guys post a new listing do you click on "require background" and "require credit check."  or do you leave that unchecked and then send it to them after you get the application.  If the application looks good?

Also, anything else you do other than posting on cozy?

@Dustin Griesing @Isaac Phillips. There was one more meetup before the shutdown.  I do agree there is enough interest in the Midland area to host one.   I know of a couple other people interested outside of BP.

Dustin- Contrats on the Tri-plex. I just closed on a SFH by Adams elementary couple weeks ago. almost done with rehab.

@Melissa Wesling. Where are your STR in Michigan? I have one in Traverse City and had similar experience with good recovery once restrictions ended.

Getting 20 years on my commercial loan. same in five years it adjust. Prime plus .25. Not sure what affects that 100%. I have good credit and DTI.

Post: Leftover Paint Colour acceptable for Room?

So I overbought some paint about a year ago and have about 7 gallons leftover. Last year we moved residence and purchased a Lakehouse. I recently purchased a LTR and wondering if I can use some of this paint at it. Maybe a bedroom or two, or possibly the basement. The new rental is 3 bedroom 2 bath SFH. Of course I wouldn't mind saving the money, but also don't like being this wasteful. Plus it is good quality paint. It is a lighter blue color.

Thoughts on this or another plan for this paint?

Enjoyed reading this, I am only about 20 minutes from Bay City and see some potential.  I am interested in finding a small multiplex.  Like to connect with others doing business there.

@Bob Lett . I just purchased my STR in Traverse last summer on Spider Lake. We started renting early fall and did better than expecting. We are doing well as far as pre-bookings for summer so far. Still working out a few thing- but am happy to help where I can. We are also 2 hours away and use it for ourselves quite a bit- don't know if that is your plan or not.

What BP podcast was it? STR specific- I don't miss an episode and always trying to learn more.

We did not look for one furnished because we had extra stuff from moving cross country- I did see a couple others that were selling furnished, but most of that you can get yourself

We had leftover furniture- we goodwill/bargain hunted random stuff- and bought a couple new thing- mattresses in particular just to ensure we had quality.

I provide a grill- especially for people coming with families on the lake during the summer.  And I need a grill. lol

I keep simple cabinet locks- one on one of the closets in the master, and one on one in kitchen.  The closet in the master is our personal cloths etc.. one in kitchen is exta dish tabs, toothbrushes, random stuff.  I leave plenty for the guests for their stay, but don't want them helping themselves to a months supply.  I supply shampoo and lotions from dispensers and i buy in bulk.  I also have prepackaged coffee (folgers).  But in the welcome gift i provide i give them coffee.

I say no pets, but we have dogs- and if anyone inquires we just charge an extra fee if they can't board them at the place down the street.

Eastbay township has an ordinance- your are going to want to check out before anything-  TC has one coming too if not already.
