I can tell you we have 7 renovations going and you need to find maybe a trade in the middle that can do a lot and help manage it. Demo is easy and then plumbing and electric. The finishing crew is the one you have to find. i'd pay $5 for a craigslist ad and have very specific instructions to someone that can bid it and post in columbus and see who responds. tell them you want to help arrange the few trades in front of them and make the property secure. it's difficult to find a good GC

I am from Canada and looking to buy and rehab a property in Columbus, Ohio. I have searched the forums and found the trusted team advice everywhere. I am working on that. My question here is, has anyone successfully done an out of state rehab? Could you share your story, especially any lessons learned? Who was the most critical person in your local team, what did you not foresee? How did you PM it?

@Ming Lim Interesting perspective. I had never thought of giving my card to tenants. I have always rented as the owner. Something to think about thought as my number of doors grows.

Hey everyone, I am new to BP and real estate investing. My wife and have a rental condo in Toronto, Canada, and we will take possession of another one in a few months. As I continue on this journey, I think I might need some business cards. I have some for my day job, but I can't use those. Those who haven't made the leap to this full time, what have you done? What do you put on your business card? I feel weird just using my name and contact info, I feel there should be a a title or something on there; Aspiring Real Estate Investor or Real Estate Investor?

That's from "Scotsman Guide," but about 2 years old. To find a recent/current version of that, walk into any mortgage office in the US and look in the trash can, recycle bin, or if you're lucky on the table in the waiting area.
Thanks Chris! I went to the site in that pdf https://www.scotsmanguide.com/NonPrimeNiches and was able to find a couple of lenders that meet my needs. I spoke to one this morning and the information the guide was correct. And I didn't have to search through the recycling bin, whew!

I live in Canada and I am looking to acquire rental property in Columbus, Ohio. I am looking for hard money lenders who work with Canadians and have $30-50k minimum loan amounts. I want the weak Canadian dollar to go further on a number of properties rather than just one or two. If you have any recommendations please let me know. I have searched the forums and a lot of recommendations are not posted, they are PM'd.
