Hello,

I would like to introduce my self and my business. I am an HVAC contractor new to the Glendale/Phoenix area. I have been in the hvac industry for 11 years now. Willing to help landlords fix any hvac related issues. I'm also a landlord and am looking to invest in this area soon. Glad to be here.

I just listed it a few weeks ago. I have gotten many requests to tour the unit. A few have applied. My goal is to get it rented by the end of this month. For the price that it is listed, I was surprised many are interested. If I don't get it rented by the end of the month, I will have to adjust the price.

I bought a duplex back in June 2019. Since then, there has been a lot of remodeling going on almost on every street in Newburgh. These were city owned properties that have purchased very cheap. Now the houses are a bit more expensive and a lot of nice apartments are appearing. You might be able to find a good deal, just keep your ears and eyes open. I know some investors are looking to buy houses cash. I have been asked a couple of times if I my self am willing to sell or know of someone looking to sell their property. I hope you find yourself some good ones.

This would be for a 2 unit deal both half commercial half residential. One property is run down and seller says it's better to tear it down however the other one would need about 60k in reno costs. Seller mentioned they have 20k in back taxes. I'm thinking the best way to get properties is offering to pay the taxes off. Any thoughts? Have you gone through a similar deal?

@Capricia Almanzar I saw recently in December a university group ASEZ, clean up three streets in newburgh I believe it was in late December, the idea is that with cleaning up city streets it will reduce crime and overall make a better community. That was their first time in newburgh. Even the mayor gave them an award and stated that with his 28 years in newburgh, he has never seen a group do such a thing. I believe this year is a new beginning for newburgh
