Yeah that's what I was trying to say. So basically there shouldn't really be any issue with that right? Just having each unit having 3 students on a single lease? In the current situation it seems like each parent is on the lease as well, from what I can tell from the current leases as I'm inheriting those for a few months.

Appreciate the responses here. I guess the other question, showing my relative inexperience, is whether or not it's common to rent to multiple students on a single lease? The duplex is 3/1,3/1, so I guess my question is while the current renters have 6 independent leases is there any reason to think that couldn't just be 2 leases with 3 people on each lease?
I'm honestly not sure why it's rented by the room. I'm assuming it yields a higher cumulative rent this way or what do you smart people say?

Hi all,
I'm going to be closing on a duplex in University Heights that's currently rented by the room to students of the nearby university and I'm looking for recommendations on a property management team that can help me continue renting in this manor. I have already connected with a few PMs in the Cleveland that were only open if the property was rented normally, which I'm not against, but I would like to have some options and a rental analysis comparison.

@Matt McCalley Did you move forward here? How has it been? I'm considering a multi-family in dutchtown right now and know VERY little about the area and St. Louis in general so just wondering if people have had success in this area and what class would they give it?
