My question is how do I go about getting a reliable person in my first duplex? I'm going to be living in one of the units though. And is it a good idea to let the tenant know I'm the owner?

My question is once I finally get my duplex, how do I go about getting tenants in my duplex and how do I go about getting a lease in place?

My question is I'm a first time home buyer and I want to buy a duplex. Is it ok to have the tenant pay for all utilities plus water. I feel I shouldn't have to pay for anyone else's utility usage.

 Yeah the reason I asked that question is because I may be out the house a lot when I do finally get the duplex. And I like knowing that I could have property management do repairs or snow removal etc. Plus If I have a tenant thats always late paying I could just have property management deal with it. Thanks for all answers
