I'm looking to buy 50 properties or so yes I'll need something.  Thought I would start early.  I'd prefer not having my tenants pay a fee but we will see.  Will try out Innago and Rentec Direct.

I'm a travel nurse and have been sending applications via email.  Then the tenant has to bring over the application to the house.  I'm thinking of creating an application online and making a website.  Would you suggest a website or what do you do?  Any advice?  I own 2 duplexes but planning on buying a few more.

I only own 2 units thus far.  However I plan on purchasing more.  I'm a travel nurse and my family helps out as needed.  I don't want them collecting rent and then driving both checks to the credit union to pay.  Any advice on free apps/websites?

  I've heard Innago is free and apartments?  I could also try Venmo.  I'm trying to stay more organized and find a more useful option.

I own 2 rental properties but travel for work.  I'm a travel nurse.  Thus, I'm trying to find a convenient way to accept payments and transfer the payments to pay the mortgage.  I really would prefer not having family drive around to pay the mortgage.  I heard Innago is good.  I'd prefer free options.  Any advice?

I looked at a duplex but they just had the walls redone in April of 2022.  I really like it other than the cracks in the one side of the basement.  Would you put an offer or skip this based on the pictures?  

Can anyone give me an opinion on these walls? I know it is hard to assess not looking in person. This is my only big concern. Would you place an offer if you like the rest? It was recently repaired a recently for the walls and has a warranty but I don't quite understand it. So if any water damages the property it is not covered but the structure is covered? Would you make an offer with the cracks in the basement?  Do I pay $200 for expert to look at it?

The market is very slow in my area.  I found a place that I really like.  It is only about 2 miles from work and very close to where I workout.  I plan on house hacking this duplex and most of my mortgage should be paid for.  The one unit has no garage on one side.  I'm guessing it would be like $50-$100 less in rent.  It is in a good location and city though.  The one side does have a shed to store bikes and etc from getting stolen.  The other side has a detached garage which my parents (landlords) recommended getting an attached one.  

However, the market has been so slow and the price is right for this place.  Although it doesn't have air conditioning and one side is missing a garage.  How much of a disadvantage is not having a garage in a Midwest state with a decent amount of snow?  I don't think it is worth building a garage for $10,000 to $20,000 based on returns.  Any advice for me?  I am just beginning my journey into real estate and being a landlord.

I recently found out that there's a Homes for Heros Program that is offered to healthcare workers.  I can get like $1500 to $2000 back from realtors for being a nurse.  However, I signed a buyers agreement.  I was told my realtor who is a family friend is checking to see if he can participate in it.  Let's say his company will not allow him.   What should I do?

I was referred to another realtor who has more experience but don't think she knows all the codes and has owned duplexes.  Do I stay with the family friend who is flipping houses and owns a duplex? I might save over $1500 but my dad is also familar with duplexes and inspecting them. If the family friend comes back and states his company will not allow him, would you choose to do the Homes for Heros (https://www.homesforheroes.com...)with a realtor I was referred to from another nurse who bought a home who likely doesn't have much experience with duplexes (been a realtor for 15+ years though) or stay with the family friend and lose the $1500?  Any advice?
