Make sure you don't have any covenants due to adu.. it would depend on the year built.

Also give some thought about add those things if going air b and b rout

Swap kitchen in bath you are waisting space with that hall way.. keep laundry in bathroom make kitchen have a pantry cabinet and i think you can work a walk in closet

What does eveyone think about this fee??

I received the below info in an email today thought I would pass it along and see what other thought about the fee.

Below is a link to a news story on KATU regarding the proposed $60 Rental Registration Fee

"The fee is designed to fund the city’s Rental Services Office. The Council indicated that the fee is the “first step” in a comprehensive monitoring of rental units city-wide & alluded to mandatory inspections by the city in the future, among other things. The majority of the testimony was against the fee. It was suggested that if the fee is to fund the Rental Services Office, which primarily provides support for tenants, that perhaps tenants should participate in the fee.

The City Council did not vote yesterday so if you’d like to provide your feedback you can email your comments.

I own the property behind you, there is not really upside, and off Lombard units are tough. 5.5% is more of a turn-key totally upgraded product you are almost there but not totally. 

I think there is money there for you to move on just do what it takes to sale and go on to the next one.
