@Daniel Vasilyuk understanding what you want and work backwards, my guess is you need to save more cash. 

if you are in sort of hurry, buy a house with lots of rooms and rent the rooms out to your friends and cash flow that way. Take advantage of your age, and that you have a family that will have you living at home. 

I would try and pick up another job or side thing, saying that no knowing your current job and hours to accelerate your income.

Seems like you have a lot of comments from none Portland landlords. 

The way I see it. 

Option 1: You can choose to keep the agreed move out date and tell tenant A (existing tenant) that you will be executing the move out notice. 

This option also depends on if you signed a lease with tenant B (new tenant). If you signed a whole lease with tenant B then option 1 might be your only way legally. If you talk to tenant b they might be OK with it as long as you give them enough notice. 

Option 2: Refund tenant b hold money, approve the stay of tenant A with a 12 month lease. 

This is probably the way you want to go since that is what you wanted in the first place and you don't have to worry about a new tenant and turnover cost.

@Account Closed you can pm me with info and I can help.... you should put in $175-200 sqft for the build cost and then back in all soft cost that will give you a ball park.

I am not an expert in the 1031 but you don't have to buy one property, you can buy 2 (or whatever) with that money it doesn't have to be 1 to 1.
