I have found some properties in my target area (Bergen County) that seem to be abandoned / dilapidated.  I have skip traced and had no luck getting usable contact information ( on two separate platforms), they are either owner occupied vacant or non owner occupied with PO Box or company name. I can not find any information on companies from the State Sec of State website. They do not seem to be bank owned as yet and we all know how long that takes to hit back the market once the bank takes it. How can I reach whoever is the owner of the properties so that I can release them from their burden lol.

 Please help with any tips or guidelines you have to help me take the next step.

I know there must be some kind of formula for that, there is a real estate formula for everything. This is a over 3 acres of land, but I personally think the owner is asking too much, but I need to have an idea as to how I need to talk them down off their price.

When using the BRRRR calculator to analyze a rehab and flip, how have you adjusted for 70% LTV for the refinance? It seems to be refinancing at 100% of the loan. I believe those days are long gone since the crash. This is throwing off my actual Cash Flow number, I am wondering if anyone has found a good work around, can tell me what I am doing incorrectly. It's very possible I am not seeing or doing something correctly.

My primary focus is Wholesale but I am interested in some buy and holds as well as flips if the math works in my favor. My issue is, the current folks I work with are not investors, and usually can not understand my time constraints because my markets are investor heavy and off market properties move really quickly. Ive realized the mindset of a regular agent and an agent who works with investors needs is very different. I am often in need of information on properties that maybe my software will not give, people who are familiar with REO sales, folks who can confirm my prelim comps, etc, and if I'm wholetaling, people who can move the property quickly.

I utilize different exit strategies depending on the property, but primarily look to wholesale, and hold. However, if I find something that fits my flip criteria, Ill entertain it.

I am not new to REI, but I am definitely not experienced. @Vaughn Smith it's the volume I'm concerned with. How many dead contacts do I have to pay for to get someone who maybe interested on the phone. I have the stomach for hard work, maybe I need to refine my approach. I'm a small shop, and spending more to just seems to feed a broken system. If I'm not going to get people I may as well just do mailers, less time and less employees.
