@Jeff C. @Bruce Lynn @Chad U. @Rich Baer @Aaron K. thank you for your words of wisdom. I understand about being able to get in well under whatever the worst case scenario would be. That being said if I cannot get good numbers from the local contractors to fall under 30% of the FMV comps I'll just move along to the next property. Still a new year with a lot of possibilities.

Hey BP,
And a Happy New Year to all.
I have my first couple deals identified and they are auctions. The one in question is a 3BR/2BA w/basement, 1920's build located on a main intersection across from shopping and restaurants and a 1/2 mile from schools. 2500sf under the roof sitting on about 6000sf lot.
The exterior needs everything. Repairs, paint, landscaping, tear down and rebuild of garage, windows etc... No access allowed to inspect the inside, The upside is the bid starts at <$10k and comps from a report sent to me by a realtor and fellow BP'er indicate the surrounding properties valued in the $200k-$250k+ range. Tax assessments put it at $130k. This is my first long distance project and if worst case scenarios pan out, if contractor bids come in at or less than the assessed values ($130k), I would still be able to make a few peso's from the deal.
Any words of wisdom from those with similar experiences are most eagerly welcomed here.
Let's do this, no excuses, no resolutions. Just lifestyle.

Hey BP,
My first deal for the year it is a long distance auction. Starting at 10K and the comps have it pricing out at 200K+. I am unable to see the inside it’s a 1920’s 3BR/2BA with basement and what appears to be the garage. Tax records show the structure assessed at 136K in 2018. It sits on a corner in a major intersection across from shopping and restaurants and less than a mile to schools. This will be a long distance project so I will have to enlist the help of some persons in the area. I have received property reports and a few pictures of the outside from a local realtor off of BP. It requires a new roof, painting, landscaping, windows and whatever the inside requires.
