Thanks a lot J Scott, I just want to be sure, did you want me to offer the property to someone for free? When you say no mark up is that what you're referring to.
Here's the deal, the property is in a beautiful town that doesn't have a bad neighborhood. Similar properties are selling for $330-$350. It needs just about everything except electricity, but doesn't have to be gutted. Needs a roof then need to correct some water damage and dry rot. 3 br 2 ba that I'm selling for $130k including my fee. Someone is going to make a home run on this deal so I definitely think I'm entitled to make money and if I have to give away a property to have someone teach me to rehab, it's not worth it to me. Is there something I may be missing? Thanks again for sharing.

Hey guys, this wasn't asked but I hit on it in my original post. If I want to become a rehabber and am wholesaling houses right now, how can I cultivate the relationships I have now with rehabbers to get to this goal. One things for sure, I can find deals but i really want to know how I can get with the guys that are doing it to learn the process. Should I give any of them special access to the deals first in exchange for them helping me to learn the ropes? Any advice is appreciated.

You are on point tonight my man. Thanks a lot. Last question, will you usually recommend the seller have their attorney review the contract? I know NJ is an attorney state and what if the seller doesn't have an attorney, will you just tell them to get one. Thanks again for all the wisdom. I really appreciate it.

Awesome advice Ibrahim. When you say you wait for someone to give a written offer do you advertise the deal at a certain price or let the rehabbers offer a price? And a written offer in what form? Thanks for the great advice brother. God bless.

Ok, so too many buyers is not a problem but for the sake the topic I figured I would go with that title. Now Ive been able to build a relationship with about 8 or 9 serious cash buyers in my county. One of which has stressed that he wants to be the first person I call on the deal and I should give him 48 hrs and first right of refusal. Another one has done 4 or 5 deals and is interested in partnering on some deals. Both know that my goal is to start rehabbing so I'm interested in learning all I can about this side of the business. I believe I can bring something great to the table because I can find the deals.

Now I have a killer deal that's about to be under contract and I want to know how I should show this. I've heard different things from different people and I'd love to know what you guys on BP feel about this. I've heard of the open house style and the one by one, or do you suggest I pass it off to one of these guys to cultivate the relationship. Thanks in advance guys and gals. God bless.

I actually already started the process of printing the letters today. We decided to go with a handwritten yellow letter that was specific for probate. I hadn't gotten a response and I used the same type of letter with an inheritance list and got a pretty good return. Anyway, I'll keep everyone posted. God bless.

Hi everybody,
Im targeting probate and I am getting ready to do some direct mail to the executors. I'm hearing some people say they use a white letter, is that handwritten or typed formally? On the other hand, some are saying they're going with the traditional yellow letter approach. Can anyone who is actually having consistent success with probated clarify. I'm outsourcing this task to a mailing house and I want to know how to do this right. Thanks everyone.

Michael I also see your statement about 15-22 years ownership for absentee. Is that the same as length of residence because it's only giving me the option of 10+ years.
Also because I'm marketing for my primary residence do you guys think I should change my marketing material or message. Would love to get some expert opinions. Thanks.
