Perfect Kimberly.  I would definitely stick to your policies and requirements.  Please have them fill out a rental application as well. This will keep you legal and avoid any scams.  I have accepted one year rent payments on several occasions from renters who have met all rental requirements, so don't let that alone be the deterrent in renting to a qualified prospect, however,  I sense several red flags from this prospect.  You can always enforced lease terms if you have a problem tenant, even after accepting rents.
