The lack of recent updates on that page makes it feel at least out-of-date, if not bogus. I'm curious why anyone would put the $$ into an AdWords campaign but not put any time into their content. My guess is the course could be out of date as well... Proceed with CAUTION....

BP recently began offering a book written by a veteran RE investor - J. Scott - I highly recommend this - it's like a textbook for this business. Buy this, read it from cover to cover, and you should be able to formulate a plan that makes sense for you:

Little known fact... the printing industry has long made a big portion of their profits from RUSH orders. imageMEDIA is really inexpensive if you allow them to take up to 9 days (I've never seen it take them that long ;-) But want it printed in 3 and you'll be amazed at the price increase! Why? Because people that failed to plan will actually pay that price!

If I'm not mistaken, the market dynamics have shifted quite a bit in the last 12 months. Not nearly as many REOs now, at least that's what I've heard from a number of local markets.

Just make sure you are not focusing too much on a single source for deals, especially if that source is not flowing like it used to...

When I tell people it works like this, and builds momentum over time, sometimes they think I'm just being optimistic. But I've heard dozens of tales just like this.

On a similar note, a carpet cleaning guy (who did an excellent job) left me a business-card-sized refrigerator magnet the first time he came out. Put it on the frig over 2 years ago and call him every 6 mos or so from that magnet. I have not searched for another carpet cleaner since he gave me that.

People want relationships - they want people who can bring them solutions - and they will keep things that help to make those connections in the future!

I'll pile in on this. We like click2mail, but find it a little pricey on the printing/mailing. We've had excellent service from imageMEDIA - top quality product at a good price UNLESS you are in a hurry. The faster the turnaround, higher the $$... but overall I say, plan you campaigns so you are not RUSHING. No rush printing, no first class mail (for postcards), no overnight delivery - all that can easily add 20% to the cost of your campaigns. Schedule your marketing out so you can leverage the best deals.

For our licensees, we have print portal provided by GoBig printing. The cool thing about them is they print ON-DEMAND and generally within 2 days of your order with no rush fee.

There are always deals. I don't disagree that Atlanta has been a pretty tight market lately. Try to think differently than what everyone else is thinking & doing. When $$ is tight, make a nice half-page flyer and walk neighborhoods where you are interested in buying, sticking them on doors, talking to any neighbors that are out side. Neighbors often know a LOT - which houses have problem tenants, etc.

Here's a whacky idea - go to a roofer or kitchen remodeler and "sell" him the back side or bottom half of your flyer - say, we're going to put out 1,000 of these and get them to pay you for the "ad space". It could cover your cost of marketing... Even if that's not the idea, the point is, it's different. I love marketing because it gives you an opportunity to be creative. Good luck, Karl F.!
