I love the split test idea to find out what works better.  And I also think you should mix things up.  We don't always send different media, but we change the message up (for example, a series of 6 different postcards that we'll cycle thru).

But since you're using yellowletters.com, I'd say yes, shake it up.  Try letters, postcards, and zip letters.

The game is about touching your target audience consistently with an "actionable" message -meaning, they know how to reach you when they need what you offer.  I'm not sure if the different media matters at all.  Make sure you touch your prospects at least 7 times - that's the real key, no matter the media.

In response to the OP:

Maybe in some mathematic scenario in which all the stars aligned perfectly... maybe you'd make a million "wholesaling".  But to make a million in real estate you need to be a real estate INVESTOR.  You need to BUY STUFF and OWN STUFF.  Now, can wholesaling help you get the capital to buy stuff and own stuff?  Yes it can. But I've seen people make a huge score on wholesaling and go out and buy some jet skis or some other crap and within months they weren't even playing the game anymore. You need to get your focus on progression and that ALWAYS means taking something you have today and investing it in the FUTURE. Moving from wholesaling to rehabbing (which is the REAL "REI" business, IMHO), to buy and hold SFR, to multi-family, etc. etc. You can also get your license and play the entire spectrum of buying, listing, and selling, etc. If you want a million plus. set your sights on building a real estate BUSINESS, not wholesaling.  Wholesaling is "entry level".  It's a fancy name for bird dogging.  It's not real estate INVESTING.  That's my 2 cents.  Set your sight on a BIG target to reach a big objective.  Wholesaling may be part of the way you get there, but it will not be THE way that you get there.

Sorry the system burped and made multiple posts....

Would be nice if the BP software allowed you to DELETE a duplicate post but, alas, it does not....

Here's a cool quote, since I am forced to keep this unwanted post:

Use Google My Business to get your business added to the MAP and indexed properly in the search engine -this FREE:

http://www.google.com/mybusiness?

Google loves everything THEY own and they promote sites that use their services, so consider posting YOUTUBE VIDEOS about your business and put your URL in the description of those videos...

Some other ideas...

Submit your business info to all the online Yellow Pages.

Create Facebook and Twitter accounts that link back to the site.  This will give you SEO power...

Create as many incoming links as you can - Google love links for SEO ranking.

The remote investing model is EXTRAORDINARILY risky if you do not have a local partner (or buy turn-key).

And you'll need MLS access for areas where you plan to invest; otherwise, again, the risk is super high. If you can't run your own numbers, and you're dependent on the numbers people provide in this business, that would not be a good scenario.

I wish you the best!

You are mailing to a group that has been repeatedly receiving the message - from the state - to beware of scammers.  So this group concludes you probably are one.  What's wrong here?  THE GROUP YOU'RE MAILING TO.  You are not going to overcome the state's probably multi-million dollar investment to create fear, uncertainty, and doubt in that group.

Shift to ABSENTEES with equity.  They will not be suspicious and they respond better to a professional approach such as the white letters with logo, etc.

Yes, you may be able to do "deals" and make $ off those deals, without using your own money.  That's not really investing, per se (i.e., it is not the actual buying and selling of an asset).  But it's possible.

What DOES take money is MARKETING.  Sure, you can post on Craigslist and put out some handwritten bandit signs and maybe write some letters.  But if you want this to be a sustainable "business", it requires a consistent flow of DEALS and deals require a consistent flow of LEADS.  And - ultimately - leads cost money.  But without them, you're not in the business at all.

So I encourage you, if you can score an early deal, roll (at least) half your profits into a MARKETING BUDGET so you can turn that $10,000 profit into a business that could ultimately make you $1,000,000.

I bet every city now has an ordinance against them  There are some fringe areas where I notice they go up and stay up for weeks.  Areas such as Rockwall and Wylie may be OK.  But Jared's right, in our city they last for about 1 to 2 days.   i suspect Garland and Richardson are as vigilant as Arlington.  I personally do not use bandit signs and I don't like to see them in my neighborhood....
