Hello all,

It's been ~3 months since I began educating myself on RE. I've been cautious with the information I have subscribed to as the internet can hold questionable tactics & info. Below I state my goals with wholesaling and the education I'm utilizing. I'd love for any feedback on my plan as well as books or people you recommend I add to my education list. 

Completed Books / Education - 

  • RDPD - Robert K
  • Fake - Robert K 
    • Was good but definitely a push toward his seminars
  • RDPD real estate seminar (free version online) 
    • Where I first heard the term wholesale.
  • YouTube / IG subscriptions - The Flip Man, House Buying Brian, and Max Maxwell 
    • Great to start out. I haven't bought anything from them. Just watching how they do business from afar. I consider them my pseudo internet mentors.
  • BP's Podcasts #350,346, 341, 334, 305
    • All based on house hacking, financial freedom in your 20s/30s, and wholesale
  • Book on Investing in RE with No (or low) Money Down - Brandon Turner
    • Best book I've read so far.

I'm open to suggestions on the order of my reading or anything else I should add in including BP podcasts. Below I go into my goals and utilization of this information.

As you can see, I'm very focused building my confidence with wholesaling. My two biggest weaknesses at the moment are marketing and finding deals. My STG (1-2 years) is to become as proficient as possible at wholesaling. I believe it will create a great foundation for my RE investing by allowing me to to spot great deals, learn real estate, and cherrypick properties that create the greatest cashflow.I plan to start wholesaling this month in the surrounding cities of Seattle to potentially make enough for a downpayment on a buy and hold rental (best case scenario but I'm skeptical it will happen). Then I relocate to Cinci where I have reduced cost of living and continue to wholesale and look for my first house hack. My LTG (5-10) is to continue this process and acquire 1-4 single family / multi family rental properties to cover my bills (5-10 years). This I hope will allow me quit my day job and work as an owner of my own physical therapy clinics where I may franchise in order to protect myself from automation and give back to the community in ways of health and wellness, education, and chronic pain treatment.

    @Eric Yager Those books are on my list. I plan to make a post about some of the education I'm subscribing to. I'd definitely be interested in connecting and seeing what we can workout. It's looking like I'll be in Cinci within the next 3-4 months.

    @Monica Lewis I’ve been going through a lot of BP podcasts and I’m reading 2 of their books. If you have any resource that are “must read” I’d greatly appreciate the recommendations.

    @Remington Lyman considering that at the moment. The Everett or Renton areas are what I’m considering. My only issue is time. I’ll be relocating sooner than later. If you’re from WA feel free to shoot me a dm is you have any leads.

    @Matthew Meikle exactly. Definitely seems like the easiest way to get into RE. Hoping to become proficient in wholesale deals to find a juicy 4 plex within the next year.

    @Kris Wong definitely... I've been practicing putting together deals using the MLS and Redfin for both Cinci and Seattle. Conceptually the numbers are way easier. Not to mention I'll significantly cut my expenses there.

    Hi, my name is Devin and I'm a future real estate investor and business owner educating myself to secure financial freedom and give back to my community. I'm currently located in Seattle, Washington and maybe relocating to Cincinnati, Ohio in the coming year due to work.

    My short term goals include wholesale deals, house hacking, and learning as much as possible.

    My longterm goals are buy and hold multifamily rentals and commercial areas where I'd like to run physical therapy clinics (current PTA) with reduced expenses.

    I'm currently driving for dollars and will be pushing some online marketing soon. I'm educating myself everyday via books and podcasts and by next month I'd like to attempt some deals to progress my learning. I'm really looking forward to the networking aspect of real estate.
