in general a good closing attorney that you will use anyhow can give an opinion.   They will do a Good title search that no liens or mortgage issues with the fire
mineral rights transfer, easements, a survey, type things need to be clear.

Check with a tax fella on depreciating the trailer as may be an issue with that.  Also, in our county trailers are not allowed anymore.  Existing ones are grandfathered in, but once an ownership sale happens, they are no longer granted utilities.  Probably just our area, but check.

If you have potential lots with existing road frontage, cheaper to do them first phase and test today's market.  As and if they sell, use that money to push inland.

Presale interest from a billboard may help you test the market.

If no one is framing home there, obviously not a good sign already existing under construction are selling. 

I see housing being finished here in west Tn., but little new framing.

The TVA lakes in East Tn. are awesome.

Visit several and talk with the locals.  

The tri cities down to Knoxville.

Probably best to have someone in your state assist as some items are state specific.

Locally, Nashville and Memphis vary on who usually pays on certain costs in a contract.

Septic if all in flood plain will be challenged to perc and possibly get approval.

As suggested above, the first visit is to city hall.

When you buy a lot it is like buying a piece of the pie of someone's development.  You skip much of the zoning, getting through city hall planning depts., etc. that you have to do for a larger tract you want to subdivide.  Thus, a good place to start with less risk.

My college degree and pre-license classes have less than 10% impact on what I do daily.  Experience, a good mentor, people skills, patience, and getting a client base key factors.

A degree in marketing or a field that you can fall back on maybe of value if real estate goes in a downturn.

Jim Rohn said something like, "if you help enough people, you eventually will be paid."
