THis is an old thread, but many of the hunting apps like landglide and Huntx list owners and contacts.

Most are a few dollars a month to operate

My 2 cents worth is afer reading about 5 developer books is to find a develoepr and work with them for a few projects.  Other than good "list and cost charts" that any developer will have, not much game changing info of the ones I read.

I found most of the books on https://www.alibris.com/ and saved mucho.

Many of the hunting apps like landglide or huntstand, etc. will tell you the owner and usually a mailing address.

Morning Aundrea,  I was looking to add to my list as when I write offers ina hurry I forget things and saw your question.  If I find an exausted list will i post it, but this is what I use off the top of my head.


Contingent on an acceptable survey provided by seller.

All gas, mineral and water rights transfer.

No leases or contracts transfer.

Ernest money to be held by...

Contingent on an acceptable home inspection at buyer’s expense.

Closing on xx or as soon as xx

Lots of great ideas on here Jeff.  

Consider also finding a local investor willing to help you face to face and based on your specifics, get a good ACTION plan to start your journey.  

Contact the local realtor association and ask for agent names who are willing to set up a MLS search for you to start getting familiar with the opportunites until you are able to act. We gladly do that for folks here in the Memphis area and I'm conifident it is the same in your area.
