Hi @Devon Watkins Nashville is a great city but home prices have surged in recent years. We have a number of investors buying in Chattanooga, TN. 

Hey @Devon Watkins, Huntsville (Primarily) investor here but lived outside Nashville for awhile. There are some good contacts in the Jake and Gino community that do deals in Tennessee and have done deals in Atlanta although I think they've sold most of their stuff in ATL. I'd definitely recommend connecting with some of the people in that group. They have a BP epiosode but it's from years ago now so may be easier to search for their facebook group Wheelbarrow Profits.

@Devon Watkins Welcome to BP! A good buddy of mine (and fellow Bama fan) does multifamily in Alabama. He focuses on the 10-50 unit size deals. He's big on educating others about it as well, so I'm sure he would be glad to chat about it with you. Let me know if you want the connection!

Welcome to BP, @Devon Watkins! Your legal background should be a huge asset to you as you get started in your REI journey. The southeast is definitely a great spot to invest. Since you are from Alabama, I would seriously look in those markets first (especially Huntsville). Typically finding your "core four" is the toughest part of investing out of state, but if you can leverage your existing network you have there, you could potentially by-pass a lot of headache and struggle.

Also, just as an FYI since you mentioned you work in entertainment - I work with our Music & Entertainment team at my bank in Nashville. This wouldn't apply to investment properties but we have a special loan program for primary and second homes for professionals in these industries. We can lend on this product anywhere in the U.S. Just something to think about if you're ever looking into buying a primary residence or a second home somewhere.

Hi Devon, I personally love Columbus Ohio and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here. Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy). I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio. Hi from the sleepy and lovely Central Coast :-)

My in-laws are in Oak Park (near Thousdan Oaks) so I'm down in your area pretty regularly.

I highly recommend throwing Detroit into the ring of potential investment areas. I have 12-doors there and it allows me to be as lazy as I want to be up here in AG lol
