@Josh Green Thanks for reaching out, Josh! Will check out your resources and website. Once I figure out the type of loan I'm looking at and what I can afford, I'll schedule a discovery call with you.

@Aaron Zimmerman Thanks, Aaron! I've started talking to lenders and getting general ideas of what I can afford based on my credit. Will check out those podcast recommendations... Bigger Pockets Podcast has been incredibly valuable.

Where is the best place to find real estate investor meetups? The Bigger Pockets platform? Facebook? Others?

@Ashish Acharya Thanks, Ashish! This is great information and I really appreciate your reminder on keeping track of my taxes and expenses as things ramp up. As someone who loves to stay organized, I'm going to have some fun creating a new system for that!

@Matt F. Thanks, Matt! This is helpful to know, as I didn't consider credit unions before. I'm leaning towards house-hacking a 3-4 unit property and trying to take advantage of the 203(k) loan.

@Drago Stanimirovic Thanks, Drago! I appreciate this advice. I started speaking to lenders this past week and my options are looking promising. Looking forward to researching local properties and connecting with some agents.

Regarding numbers: I plan to play around with the Bigger Pockets worksheet for assessing deals... Will reach out if I have any questions!

@Lateefah Mathews Thanks for your response! Yes, my next step is figuring out how much I can afford. I might have some flexibility where I can live rent-free for a 6-8 months and start with a long-term rental so I can earn a larger profit... Then that will fund my next living situation. Since this will be my first home, I'm looking at an FHA loan. I have excellent credit and I'm debt free!
