Just ordered the book. Since I am new to real estate investing and trying to buy my first property.

That's what I need to learn is how to find a good deal and crunch the numbers.  I want to buy multi family units.

The first thing is to figure out how much cash flow you want to make. Are you looking for a turnkey property or a fixer upper? Start looking for deals and make friends with real estate agents and have them look for deals for you on the MLS. Once you found a potential property, crunch some numbers and see if it is a good investment. If it is a fixer upper, you'll have to factor in the repair costs. Make some friends with contractors. If you plan to manage the property yourself, make some friends with handymen. If do not want to manage the property look for a property manager.
