its all about getting in and getting out QUICK! i wouldn't want to be a guy that has thousands of condos coming on line in a saturated market in a few years.

Although, i do have a hundred coming online in Hawaii in about a year. They are workforce housing with 20% affordable though, not high end stuff.

before i did anything else, i would do a market feasibility study looking at things like population growth, employment growth, etc.

another step that should be added is financing. leverage is our friend!

i just finished a great course on site selection and market dynamics through CCIM www.ccim.com. It was the CI 102 class. VERY helpful![/url]

I love your outlooks. that is what my business is built on- think of helping other people first and things will come back to you. I've tried to create the same feel on my blog- a place where people connect and then help each other out. Thats the best part of this business- the people!
