@John D., I appreciate you taking the time to respond. I'd be very interested in having the opportunity to speak with you regarding the different types of investment opportunities here in the Coachella Valley. If you wouldn't mind, I'd like to PM you and start a conversation.
Thanks again!

Hello @Jo-Ann Lapin,
I do not have prior real estate experience. Right now I've been diligently reading, researching, listening and talking to everyone and anything I can in order to build a foundation of knowledge, so I can make my move.
Thanks!

Hello!
Real Estate investing is something that I have always been very interested in and "now" is the right time for me to finally jump in.
In a perfect world, I would like to invest in my current community here in Southern California where I would be close to the properties, but I also understand that this might be difficult or impossible to find properties, which ultimately are cash positive.
I am located specifically in Palm Desert, California with the neighboring communities of Palm Springs, Cathedral City, La Quinta, Indio and Coachella.
We are a resort community with a major population influx between "season" and "off season" and with so many different investment options such as buy and hold (long term rental vs. short term vacation rental), flipping, etc., I'm really curious to find other people who may have either previously invested or currently invest within the Coachella Valley to see what has worked for them.
I definitely want to explore all avenues that could work here locally before venturing out of the area, but I'm well aware that it might be a better idea to head out of state for better opportunities.
I'm really looking forward to any input.
Thanks in advance!

Hello Everyone!
My name is Derek and I am new to BiggerPockets. After years of kicking around the idea of getting into RE Investing, now!, I am finally in a position to jump in.
I currently live in Southern California, specifically the Palm Springs area, and one of the reasons that I am here on BiggerPockets is to connect with other Californian investors who invest in and out of state.
I've always heard that investing in California is extremely difficult due to tenant laws and being priced out of cash positive opportunities, BUT I figure that there has got to be people doing it who are successful and that are willing to share their knowledge or opinions of how to successfully invest here.
I'm also open to investing out of state if need be.
Anyhow, I'm very happy to be a part of this group and I look forward to starting a dialogue with you.
Sincerely,
Derek
