Is there a redemption period?  If so you probably can't buy it until it is over.

The auto show system with any if these people is not effective for the owner in my opinion.   No telling what happens to your property ....who moves in without you knowing.   Maybe it depends on price point but I don't think those ever work for the owner as well as the work for the prop manager.

Interesting idea, but I doubt there are mutli-country property managers for AirBnB type rentals and perhaps not even regular long term rentals.   Probably more country and maybe even location specific.  While there are people that probably do it, I'm thinking Thailand is not AirBnB friendly in most cases/places.   Not sure about the other countries.   There is one company called Nordic that has something like you describe I think in Pattaya, Phuket, and Koh Samui.   My quick look at them makes me think they want investors to fund their developments and they take short to medium term bookings for the condo/condotel type accommodations.  Becasue the whole development is set up like this, then easy for you to rent/stay in your own unit or one like it.

Not sure about Alabama, but in Texas the only reimbursable expenses are for safety, security, and preservation of the property.  Other improvements are not reimbursable expenses.   So new locks are perhaps reimbursable, but new kitchen cabinets would probably not be.

You need to look at the applicable Alabama law for tax sales.

One of the first things you should do is also ask for proof of ownership.   A deed or something similar.

Depends on what you want to buy and what you buy.   Do you want to buy newer with little work needed?  I think that's probably aggressive.  If you want to buy older and smaller and needs work....that might be possible.   Might be easier in Fort Worth than Denton.   Denton tends to have fairly low inventory.

Redemption period in Texas is 180 days to 2 years depending on the type of property after the dead is filed.   Even with the shorter periods seems like title insurance companies don't want to issue insurance before a potential 2 year redemption period is up.  

In my experience...there are very few over the counter sales of interest.   I won't say never, but seems like rarely.  

Now with OTC sales you could get lucky if you are buying properties that have been transferred to the taxing entity from years before, you might be able to get around the 180day-2year rule.   Have not tried that or had any experience with that yet.

Some places don't do OTC sales by the way, they just put them in the next auction.

My first thought when I saw your post is if there is demand for vacation rentals in Old East Dallas?  

I don't know anything about that business, but seems like an unusual place to start that business.
