Why don't you call the attorney for the taxing authority or call the taxing authority.  They can probably tell you.

I don't know if this is the same type of case, but I was interested to see in my old neighborhood recently someone had bought the swim club, torn it down, filled in the pool and is now building something like 12 "city homes" on it.  Lots are ready to go, but no construction yet.

Sad memories for me, but probably a good idea as the kids are pretty much all gone now...and I'm sure very little use at that pool any more.  Better for everyone probably there is interest in new construction.

Someone probably made a very nice profit on that move.

Is the HOA in your case active and functioning?

Is the pool used/usable?

Is the lot usable for something else?

You might talk to planning and zoning at the city to see if you bought such a lot, would they be open to getting it rezoned for something else.

Would someone want to build a house on it?

Sounds like you are on the right track.  Go to almost any title company in your county.   They'll write you a new deed and file it with the county clerk.  Some chance you could get your probate attorney to do it, but I expect it would not be any less costly and better chances the title company attorney will do it right.   Then they or you can file both new deeds with the county clerk.  I expect the new deeds will be less than $150 each and filing fee approximately $30 or less each.  This is not a good time for DIY.  Possible, but don't cause your kids expensive trouble in the future.  Do it the right way now.

Why don't you just let him be the purchaser and you be the lender?

Are you thinking he will live there for free or pay you rent?

At some point there will be an auction in most cases.

Sometimes these can be zoos.....

Last IRS auction I went to...I'm thinking house is worth about $100K.  I want to pay $40,000 and will pay up to $60K.  Neighborhood bad, but improving.  House pretty good condition, but needs some foundation work.  You have to show up with $5000 or $10,000 cashiers check which I think will cut some people out....Must have been 70 people there....at least 40 bidders.  Several other investors I know.   House goes for $175,000 with two final bidders going going going ....gone.   Way overpay for the house.   No other home in the neighborhood had ever sold that high.   Very strange.

Does your lease allow sublet?  Most don't without your approval.

Does your city or neighborhood allow AirBnB?

Some don't?

You might also try one of the online banks like Ally or ING orange.

If there are any US banks in your area..like Citibank, Wells Fargo, Bank of America, you might try them first.  Also HSBC is a good try.....the they might be able to help you open the US side of things.

Call the county planning and zoning and ask them.
