What I found is that 90% of foreign investors never come and see the area or properties.

I have always encouraged everyone to take time out and visit the area and meet the people they are looking at doing business with.

I agree. I buy turnkey properties and part of my due diligence is visitng the market. I also enjoy to travel and see new areas, so to me this is the fun part of the research. I need to know where I am buying it gives me comfort.

I don't think turnkey companies could ever be perfect because there is always items that may be out of their control that could potentially reflect on them. However, I think turnkey companies should sell properties with some equity built in instead of trying to squeeze every last cent out of the deal. They are selling to investors so the investor should feel like they are getting a good deal which also helps with any market shifts. They should also be honest about condition of the property. Their property description should include what is new and what isn't. This gives the investor a better idea of what they are getting into.

I recently had an AO Smith installed in my house. I did the research over a year ago and this is the brand that got the most recommendations.

You have quite a few great responses above. @Chris Clothier gave the best explanation. The term Turnkey gets lots of negativity here from some. In reality it is buying Real Estate in another area, that all it is. It may require extra research because of the lack of familiarity but at the end of the day you are purchasing property and having someone manage it for you. I'm sure there are sellers who take advantage of naive buyers but that can happen in a local deal too. As mentioned before you are responsible for your own due diligence.

I would say most of the time you need money to make money. It doesn't have to be your money, it can be borrowed or come from a partner, but it has to come from somewhere.
