Am I correct that you don't want to install two units if one will do in order to save on the costs?

That must be the case because I can't imagine a tenant that would want someone else to control their unit temp. I am sure it happens in older buildings, but if you are upfitting from the studs just add the two gas blowers for easier metering/billing/comfort of tenants.

I have one building where a unit and a common area run off the same HVAC, she gets a discounted rent in accordance, but never two occupied units with one thermostat.

Check out REI Guard, they are based out of St. Louis and insure nationally, they offer great rates and coverage, including renters for that extra layer of protection. Obviously the area plays a huge part as well as replacement value, I suppose some one from ATL might be able to better assist with your specific questions.

@Joe Armstrong You are saying that the properties you have found to date are only doable for you if you occupy them since that is the only way you can arrange acceptable financing? There are certainly places out there that will finance your purchase and rehab costs, some with as little as ten percent (of total project cost) down. realtyshares.com I have used for instance

Have a duplex under contract in Norwood. Getting a bit of the runaround from the lending institution through which I am pre qualified. Only $500 closing costs, but then I find out there is a 2.25% of amt. financed investor fee ($1400 bucks in this case) and a rather large rate disparity to move to a fixed as opposed to 5year ARM. Looking for a broker or lending institution with whom you have had success with in Cincinnati Ohio. Deal structure is below for reference. I searched for the terms "mortgage broker cincinnati" and didn't seem to find too many relative posts. Thanks for taking a minute to help out a guy trying to put together his first deal.
