If someone gets under contract with an REO that someone is wholesaling, can they, in turn, repeat that process? If that's the case, it could go on and on until the numbers are no longer good for an end buyer?

I'm in Hawaii and am starting to invest in California. Can anyone recommend a lawyer that specializes in real estate? I just need someone to take a look at my purchase contracts to see if there's anything amiss. Any advice is appreciated!

Old School Title Company is investor friendly and deals nationwide.
A rehabber can wait until your contract expires but as long as it's under contract they can't steal your deal. A very wise investor told me, never disclose the addy or let anyone take a look unless you have the property under contract.

Yessir, I assigned this one for a fee! Didn't make a whole lot, but certainly gained a whole lot of knowledge which for me, as a newbie, is worth tons.

I'm finding a lot of awesome deals on the internet but I always question the neighborhood. When I ask the listing agents, their responses are understandably vague. How do you know if it's not in a "war zone"? I check the crime rates and how the local schools are but is there anything else I should factor in?

SOMEONE TRIED TO STEAL THIS DEAL!!
The former owner called me and told me that a gentleman that expressed an interest in buying the home from me, actually told him I was backing out of the deal and made him an offer! I know that's a run on sentence, but I'm venting! Oh, how positively shady! A very wise investor in this forum told me to never give out the address unless you're under contract and, luckily, I am. Getting under contract is probably the most important thing a newbie investor like me should learn.
