That is an important note about PM contracts.

All parties should take their time to read the language carefully and understand the terms and consequences of the agreement, ensuring it is not unilaterally unfavorable.  Moreover, parties should ensure the circumstances under which fees would apply are clearly defined and not simply applied regardless of the circumstances.

-Real estate agent procured tenant.

-Property manager was hired 10 days later to handle repairs, tenant questions and HOA compliance.

-Tenant stayed for 2 years and will leave at the end of the lease.  Lease, rent collection and accounting is handled by owners.   

-The future of the property is uncertain.

-30 day notice was provided to PMC.

-PMC is charging a termination fee.  It is in the contract which auto renews each year unless notice is given.

-This is a natural expiration of the lease and there are no services to provide after lease end. 

Does it make sense that a termination fee would apply to this situation?

Hello all - Looking to gather some information on purchasing a LTR in Palm Coast, FL and looking to get some more updated details since the market has changed so quickly in recent years, so hoping to join this conversation. Would appreciate any insights on current area developments and trends. More specifically:

1.Is there enough demand for LTR in Palm Coast in your opinion for any of you knowledgeable about the area?

2.What areas of town would be best for highest ROI? (We are considering all factors - appreciation potential, cash flow, etc.)

3.Does rental demand tend to be stronger for new construction / new communities, or for established homes / communities?

4.What is a good local property management company in that part of FL?

6.With so much new construction, is there enough projected population growth to avoid high vacancy rates?

My partner and I are purchasing our 3rd property this year, but are still rather new investors and appreciate any feedback and thoughts.
