I would really beware homes are NOT worth much if anything at all. It also depends on the year of the homes. The owner doesn't have records of expenses which means he can not justify his #'s. Also, if the park needs new septic & well that is a huge expense & may not make any sense to invest in depending on what the land is worth & the value you could potentially add? You should ONLY evaluate what the land is worth in the condition it's in & area & money needed to make current. Hope this helps!!

The homes are not worth anything especially at that age. You should only be making an offer on the land not the homes since there is not value in them. You make your money on the lot rent not the homes. The numbers have to make sense & if you have homes that old & they are park owned then you will have many expenses in continuing to keep them up & in livable shape. You would have to get the land at a good price in order for it to make sense & then add value to the land by getting homes that you can sell to buyers so you don't have be a landlord for the home.

The home is a 1995 & is not worth what they owe in it..So it is not something you should be considering? We are located in the DFW area as well & this is all we do is manufactured homes we are also manufactured home brokers as well as investors. We have done a sub to on a manufactured home so it can be done only if the #'s make sense.
