Hi Judah! I was thinking the same thing, then I decided just to try my current long time bank, where I have checking/savings account, and they did offer HELOC and waived all fees, appraisal, etc, because I was long time customer! Made HELOC process much easier and was best deal out there! Can't hurt to ask! :-)
