@Cory T.  Hi Cory, I'm currently wanting to purchase a vacation rental in the desert area and came across your unfortunate incident.  It would traumatizing to deal with, so I was curious how you resolved it, if you would be so kind to share.  I know there are risks involved in vacation rentals, but learning from experienced owners tips to prevent possible risks is beneficial.  Also, do you still own the unit and if so, what are your thoughts about vacation rentals in general (are the profits worth the headaches) and what do you think the best areas in the desert markets are to consider since Palm Springs is placing strict ordinances on vacation rentals?   Thanks— Diane

@Wei Xie Very interesting post, thank you for presenting it for some great feedback! I've been waffling the last couple of months of whether to obtain a RE license based on wanting access to the MLS and educating myself in the process. As @Anthony Mulholland mentions, So Cal is extremely competitive, so I thought the MLS would be very beneficial in getting a jump on listings, but not sure the costs of a license offers any real advantage when there are free resources available on the internet.  I'm just starting out as an investor and have yet to find my first property where the evaluation numbers work.  I've been interested in 3 properties so far and went to make offers, but they were already in negotiation, I guess the key is to jump ASAP.  However, my bids were going to be so low to make the numbers work, so I doubt the sellers would have even taken a second look, So Cal is really a tough market!  Anyway, the points made on this post, especially @Joe Homs, have been enlightening and food for thought-- thanks again ... and good luck w/your RE endeavors!
