I have a client I met at church who wants a house. She wants a lease option to buy. The only problem is, she's filed BK when she was with her husband and her credit score is 615-639. She has a 70k income and wants in on a house she sent me in Conyers, Ga, outside of Atlanta. I would love to be her property manager and collect the cash flow every month but I don't have the income to purchase the house right out or the full knowledge to do it. Im hearing triple net lease option, seller financing, subject to, etc... But, I don't know whats the best decision to have my first passive income or refer it over to a investor/property management company to take care of her.
What to do???
