@Tim Johnson,  he received his final payment because I was not aware of the permit.  He couldn't get paid without the permit.  So, I think he just opened one to get the final payment.  Now, the new contractor doesn't want to use the same permits.

Welcome to BPs.   I am really excited to be here as well.  I am a Realtor for the Chicago area.  If you need any help finding some property feel free to message me.   As a follow investor,  I'm excited to meetup and discuss investing plans as well.

Side note.. did you go to WIU?

Hey @Tim Johnson

The permits are under the sub contractors names. So,  I am now trying to track them down to get them to sign off on their permits.   Before firing him,  I did talk to the lender to see what were my options.   The funny part is that he just opened one permit so that he could get his final payment.  The road keeps getting bumpy but I'm going to make it through.    We did sign off on a lien.  What do you mean by your question concerning the lien?

Hello,  my name is Dione Branch.   I am a Realtor and Investor in Chicago.   I've been working with multiple investors and felt it was now time to start myself.  The first property we ( my family and I)  purchased was a hud home with a 203K Loan.   We interview a few general contractors but decided to go with a contractor that another agent works closely with.  We thought it was a good referral.  We purchase the property in January.  In April, I called to ask why we had not started.  Of course, he started right away, took down some money and then stopped.  I asked again 3 months later, what happening.  He then began again, did just enough work to pull another draw and just like that he was gone again.   This continued another time.   I finally had enough.  We fired him in August.   Now I have a building with two permits and no General Contractor.  The other general contractors do not want to take on his work.  What should I do to get this project completed?  The contractors that come say cosmetics are only left.

Everyday I try to think of a way that I can make it to the conference. I hate that I am going to miss it. I am so ready for next year. Please post videos and more for us at home.
