I'am a Flipper/Developer in San Diego and Orange County, CA.  I'm looking to expand into lower priced markets to get a better bang for my buck.  Looking for fast DOM, good economic indicators, and average sales price under 200k.  Which markets would you recommend?  What niches are you finding success in?

Hey guys, I'm putting together a comprehensive list of the best Real Estate books (investing, development, strategy, psychology, influencers, ect.) I wrote a blog post a few weeks ago on the 6 best Ive read in the past year but I'm going to take it much further than that. I would love your input on some of your favorites. Thanks!

I'd like to know who has had a good experience with portfolio lenders in San Diego?  Who are the lenders?  What have you done with them?

I have been working with a private equity partner who will fund a project if it will produce a high return for them.  I keep the rest of the profit.  It has worked well because it allows us to do higher end deals, which means higher profit spreads and less competition.  My only complaint would be that they are slow to make decisions and it has cost us some deals.

Has anyone has a similar experience with private lenders?  How else have you had success funding your deals?
