Post: Is a 15% down for a duplex the standard?

As you have seen from other replies 15% is not normal if you are doing owner occupied, but of course "it depends". If it is strictly an investment property then you are most likely going to be looking at 25%. I've seen 5% down for duplexes that are owner occupied plenty of times though. Then you can have different situations that can come up like owner financing (although you really have to search hard to find those deals). For example I bought a duplex last year in Bellingham and put 10% down but it was an owner financed off market deal. I live in Bellingham and focus mostly on multi family. If you ever want to just chat about investing I would be all for that (one of my favorite things to talk about).

Love the idea! Surrounding areas of Bellingham can have good opportunity as well. Take Lynden for example. I've run into a few nice looking deals there. Sounds like you got it all planned out but feel free to reach out should you need something. If you find some multi family that doesn't work for you, I'd love to know about it for either myself or I have a good amount of investor clients looking.

I am considering selling my multi family here locally and investing the money into an out of state building that has much higher returns.  Where are people finding the highest returns?

I've been looking through the files and forms on BP's but haven't found quite what I'm looking for.  I'm wondering if any knows of or has an excel sheet that tracks rent and income that comes in month to month, monthly expenses and gives an overall view of how the property is performing.  I bought a 4 plex and would love to have a clean easy to use excel sheet for it.  Thank you in advance!

Looking to buy a Duplex in Bellingham, WA asap. Must be in Bellingham, WA. I have seen everything on the MLS and Cragslist. Would like a garage if possible on both sides and at least 2/1.5 on each side.

Hi everyone,

I need some advice!  I am going to be transitioning into becoming basically a general contractor for my company in about a year. I've done some basic flips, etc up to this point but have no where near the knowledge that a good GC has. Wondering if people know of a good online source to gain a ton of knowledge for this. I have a year to learn as much as I can. I know just experience would be the best way but looking for other ways. Willing to take online classes and courses from anywhere.  Types of projects will be everything from single family house building to building multi family. Thanks in advance!

Hey everyone,

So I mostly do real estate flips and am thinking it would be helpful to have a "project overview" sheet on excel.  Thinking this could have a general schedule for the project, projected timelines, bids, etc on it.  Has anyone already made one or know where one is that they have found to be helpful with the management and having a good system for flips?  Thanks for any feedback!

sounds to me like a real estate agent would be more helpful in this situation. You can negotiate how much to pay them for this since really all you need is someone to write up the offer and show you the comps. I am a real estate agent and I do these kinds of deals quite a bit for myself and its not to difficult to write up the paperwork for an owner contract.
