You don’t need to register with the city for stays over 32 days. When you attempt to list your airbnb without a registration code it will tell you this.

If you have an HOA there could be restrictions on rentals shorter than 1 year though.

My wife has been self employed since July 2019, and before that she had a W-2 job in the same field. I want to get a handle on what our DTI will look like next year because we want to buy another multi-unit.

She has one tax return with half self-employed and half W-2, and once we file next year a full year of self employed. When an underwriter is calculating her income over the past two years will they include the half year of w-2 income or just the self employed income?

I was set to close on my 2 flat last month but the closing has been push indefinitely because of the zoning certificate.  It's outrageous to wait a month for a zoning cert. Is anyone else having this problem?

My wife and I bought a 2-flat last year, and its zoned as commercial (C1-2). Is there any benefit of having this zoning in comparison to residential?

I’m prior military also, and I’m curious what ranks typically rent you places? Is it a place that only a E-4s would rent or you have E-6 and above renting your place and you’re still negative?
