As sort of an expansion of the original question, is there a critical mass of possible contacts below which a direct mail campaign doesn't really work? I read others who "start out with only 500 letters" or, as stated above by Joshua, "narrowing my focus" to those I marget to. I looked at a list in my area (Mobile AL) of absentee owners (inheritance) and there was only about 240. Extending out to the next city, 50 miles away, didn't even come close to the 240. Is that too few number of contacts to make a mail campaign feasible?

Eddie how do you get the contact information on the absentee owners? I have accessed the local tax assessors office online but putting in the addresses of vacant houses I am interested in doesn't give me any information. I have tried to contact the tax assessors' office to see what I am doing wrong but thought I may glean some insight from you. Any help is appreciated.

I did notice comparing the estimates from the the different sites to be far different from each other so I have never used those. I take the listed sold prices of comparable houses and take the average price and that seems to work for me.

Thanks for the feed back.
I saw the iFlip seminar online. I was invited to watch it by another real estate social website. After the online seminar I did a Google search on Mr Dunlap, saw a link to Pricilla's original post on BP, that took me to this thread, and that is how I joined BP.
