Which format, letters or post cads, has the best overall ROI? I think I have read its cheaper and get more response to yellow cards but the yellow letters seem to produce more solid leads and buys.

So for a noobee (and wholesaler) what's the lesson to be learned here? Some people responded like the OP was trying to rip off the seller. Assuming the seller was happy, under his circumstances, with what he was offered ($90k) how was that wrong? I mean to those who responded that way, do you make an offer and, if accepted, say "no wait...what if I raised my offer higher?". Is the goal as the wholesaler (or flipper) to offer the least that he can get by on? I do admit I don't see why the OP feels like he was cheated or bushwhacked. Like someone said that's competition but don't see how he was a ripoff either. Can someone further explain what constitutes a ripoff vs making a good deal? Doug

many have said all the information you need is right here on BP (and it is) but sometimes too much information is as bad as not enough, "can't see the forest for the trees". I am considering a course or mentor to help whittle the massive amount of information to a succinct point that I can make a plan to achieve and move forward on. Congratulations! Do you track (or back track) to close on "x" deals how many presentations/offers you need to make and to make that many offers how many leads you need and for that many leads how many mailers you need to send out?

Wow, like a mirror, or slap in the face, for me. I have done most all of those things even hand wrote 500 letters but then froze without sending the letters. Family, work, pending wedding, and recreation has ground me to a halt. This post was a real butt kicker/motivator for me that I need to push on. I look forward to reading your updates.
