Is the number of Returns any indication of the “freshness” of the list. I sent 600 or so mailers out (out of state absentee owners with high equity and got back maybe 13 returns on the 1st mailing but with the list 6 months old the last mailing I got twice as many back. Time to refresh the list?

@Rachel H. Thank you for the response. I am working on other channels and now using DM, lead generating website, driving for dollars, flyers, and word of mouth. On Facebook page they seem to love bandit signs (and cold calling).  I have thought about adding bandit signs but don't like the idea of dodging code enforcement.

I am setting up a lead generation website. II have done a great deal on the sellers page including adding my own domain name. When it comes to a domain name for the cash buyers page my mind is a blank. I know, or think I know, what people google for selling their house fast but what do cash buyers look for when looking for deals. I would think it needs to reflect what I am doing wholesaling looking for SFH. Any creative suggestions to get my mind working in the right direction.

I am taking the plunge to get a lead generation web site. I am curious for this and other lead generation efforts (direct mail, driving 4 dollars, etc.) do I use a Google Voice for the call back number or should I use my home/office phone (it gets tons of telemarketer calls already), or use the cell phone I carry all the time or should I get a 2nd cell and leave my existing for personal use?

I have read letting return calls go to voice mail will lose some potential customers but then I see many people use voice mail.

@Jeff Bridges I did see that from the OP, but I don't know if many jurisdictions work Saturday's. 

I've read people will put the signs up Friday afternoon and retrieve the signs on Sunday, less likely for code enforcement to see the signs. Is that a solid strategy?

I keep hearing direct mail is not as effective as it once was. I also hear that I should work different marketing channels (more fishing lines in the water). I am new and on my first direct mailing to out of state absentee owners was about 2.5 % response most kicking tires. My second mailing was just barely 1% ( I was sending out 500 post cards). I want to give the DM enough time so I will keep on at least 6 times. What are some other channels I should look at? I am about 25 minutes from signing up to a lead generation website. I am driving for dollars. Some I see send them a letter but then isn't that the same as direct mail? Is it better to call the owners? Door knocking I know from my insurance day is a hard row to hoe. Anyway but what are some other channels?

I am considering using bandit signs. I was thinking of using a retired guy I know that may like doing this. What is a good price to pay someone to put these out? To pick them back up if I decide to put out on Fridays and pick up on Sundays?
