I just 'built' my first list from List Source and I was (am) a "babe in the woods". Best thing to do is call them, they are glad to help, tell you what others do, offer suggestions etc.

I just starting out (again) into RE investings and starting of with a direct mail campaign using post cards. How important is having a website to start off and how "advanced" does it need to be? In my marketing plan I do intend to use my website for lead generation/SEO but I don't want to wait until I get the website going until I start my mail campaign. I would think a very basic site describing what I do and introducing myself (along will fillable pages/forms) and in a couple months going with something more elaborate (functional). Any thoughts?

At ListSource it is asked the Address Completeness: Mailing Address Complete; Mailing Address and zip+4; Property Address complete; Both Mailing & Property Address complete.  I would assume the last selection?

Ditto on Post Cards?

It seems conflicting when sending out hand written letters and cards (I have hand "scrawled" post cards) to look like just an individual looking to buy a house rather than a company but then putting a web site stating your professional status.

@Claire Trammell I am building  list from ListSource. Is the Median Price Range the "as is" price or the "after repaired" price?

I'm curious, when we send out hand written ellow letters/cards creating we are a simple individual WA noting to buy a house how you reconcile the other impression a card, like this one, makes out the person on he card is actually a real estate professiona?

I have been flirting with the idea getting totally involved in real estate for some time. I am at the point now to jump in the deep end, both feet.

I am looking to flip propoerties working toward buy and hold for income.

I am already spending money on cards, yellow letters, web sites, etc. I have never owned a business or taken a business course. I realize I need to capture costs/expenses and then taxes (yay). What should I be doing to get my business set up right so I get full write off for my expenses and pay "properly"  my tax responsibilites.

@Mindy Jensen Not to doubt any of your 3 reasons, but if these are true why does BP allow so much space on the site dedicated to Wholesaling? The bit about "the cat is his partner" is tongue in cheek I am sure but I get your point (I think) there are unscrupulous wholesalers out there. I can say the same about "real" brokers and agents. My daughter and one of my friends were clipped by "legit" real estate agents (one full time, one part time).
