Looking on best practices to evaluate, monitor, and track the flow of RE Markets. A few questions -

1. What metrics should I be tracking? Average Days on Market? Available Inventory Available? Sales per month?

2. Where can I find these metrics?

3. I am in upstate, NY. Should I track them per city? Or should I track them per neighborhood? Not sure if they are big enough.

What are the best neighborhoods in Albany, NY to invest in for multifamily? Prefer growing area that will attract tenants who meet the 3x rent / 600 min credit score.

@Chris Seveney I haven't. They are deep in the foreclosure process, but it is something I can certainly ask. I guess that would leave us with dealing with the tenant and he has a criminal record so it may not be worth the risk to have him still be in there unless we also try and pay him to leave?

I need your help on a creative way to acquire a SFH for auction in the Berkshires MA. Owner of the home won't leave - disabled veteran who has a police record. I spoke w foreclosure lawyer and he is open to a creative way to finance the property. Bank is open to hearing options but probably won't be as flexible and will most likely want us to place a big on auction.com. Any and ALL suggestions will be helpful!

I am in Upstate NY and my partner and I just started a real estate investing business. We have done a few flips and each own an LTR. Would be interested in joining! Would like more details!!
