I love the growth and I always recommend to continue to grow in units. The more units the less risk, as your spreading it out across more tenants. If you can find a good deal on a 5+ unit in this market, I'd recommend pulling the trigger on it!

@Brian Ellis I'm not a tax attorney, but I did this same thing with a few of my SFRs when I was starting out. 

When you sell the property you'll need to initiate a 1031 exchange and roll the profits into another property of equal or higher value and you won't have to pay capital gains.

@Tyler Weaver Yes we received a commercial loan on this, but we'll refi in 3-4 months now that rents are stabilized

@Heshel Mangel Yes we've raised capital before and we put this under contract before raising capital. It took us about 1.5 days to raise all the capital after releasing the financial details to our investor network.

Your PM should be providing access to the property management portal where you can see any maintenance requests coming through. Typically that will include what’s wrong with pictures and the ability for you to approve any requests prior to the fix being completed (unless it’s under $500).
