1. In my opinion, getting started is easy if you're 100% committed and ready to start. I started in a small SFR that I purchased for $80K

3. I personally invest in the midwest in cities with high job growth that also has significant investment from the city. Specifically I'm in Cincinnati and Columbus markets but also making offers in Lexinton, KY and Indianapolis, IN

4. I invest in turnkey properties. To elaborate, these are properties that will cash flow from day one and cover my expenses. That doesn't mean that it's spotless and doesn't need work. I started in SFRs and have transitioned my portfolio to multifamily. What has helped me is creating a very specific criteria for a property, I typically walk 100 deals before I purchase 1

Large multi-family (5+ units) commercial investment investment in Cincinnati.

Here's a property a purchased at the beginning of year. 8 unit, turnkey in the heart of the city

What made you interested in investing in this type of deal?

I started in SFR's but realized that the only way to truly scale a business is to purchase more than one door at a time.

How did you find this deal and how did you negotiate it?

I was looking for months, Cincinnati is a tough market to buy in right now. The consistency eventually turned into my benefit. I found it on a realtor.com and walked the property same day then put an offer on it within 12 hours after that. I believe in running the numbers and giving a real offer the first time, to much negotiation can turn into you losing the deal.

How did you finance this deal?

We opened a fund up to our investor network and raised $250K

How did you add value to the deal?

Within 30 days of closing on this property we increased the property value by 30% !!!

What was the outcome?

This property cash flows every month and our investors are also paid every single month
