Russell Brazil Who are they? Just out of curiosity. I believe I know who you are talking about if you are referring to companies. If you are referring to individuals I understand if you wouldn't disclose. I don't mean to intrude.
There are several factors that go into an interest rate. You and your friend could have totally different credit profiles, properties and timing in the market. You could possibly be comparing apples to oranges. With that being said, it doesn't hurt to shop around to know what other lenders are offering.

@Brandon Fox Not yet.  I've been involved in a few wholesale deals.  I'm working on getting started this year. I have been actively participating in the vacant to value program in Baltimore.  Since the properties are city owned it takes about 3-6 months to close.

Hush Dinero each lender has their benefits. I would recommend shopping around to a few. Try your credit union as well as larger banks.

There are also renovation options conventionally as well. Be sure to explore all the options. Each lender has their own advantages that they will pitch to you. Choose what bests fits you.

Hush Dinero there are many lenders that offer a 3% down payment as a conventional option as well. I've used Wells Fargo's 3% down program for many of my home buyers since it debuted this summer. I would highly recommend steering clear of fha as they have the costly upfront mortgage premium as well as PMI for the life of the loan.
